Get a Free QuoteNew Jersey is one of the best states in the country for selling a solar home. Your solar panels are 100% exempt from property taxes, SREC-II/ADI payments transfer to the buyer at $85.00/MWh for 15 years, and interconnection stays with the address across PSE&G, JCP&L, and ACE. Here is everything you need to know to maximize your solar home's value in the NJ market.
NJ solar homes sell for 3-4% more than comparable homes. Solar panels are 100% exempt from property taxes. SREC-II/ADI incentive payments ($85.00/MWh for 15 years) transfer to the buyer. For owned systems, transfer warranties and update the NJ Clean Energy program registration. For leased/PPA systems, the buyer must pass a credit check with the lease company (Sunrun, SunPower, Trinity, Tesla). Interconnection stays with the address across PSE&G, JCP&L, and ACE -- the buyer just needs to apply for net metering under their new account. Start the transfer process 30-60 days before closing.
New Jersey has some of the strongest solar protections and incentives in the nation. When selling your solar home, these advantages translate directly into buyer value and a higher sale price.
Solar system value is completely excluded from property tax assessment under NJ law. Buyers pay zero additional property tax for the solar system.
ADI payments of $85.00/MWh for 15 years transfer to the buyer. An 8 kW system earns approximately $816/year in ADI income alone.
NJ solar homes with owned systems sell for 3-4% more. On a $500K home, that is $15,000-$20,000 in additional value.
New Jersey's combination of high electric rates ($0.18+/kWh), strong incentive programs, and 100% property tax exemption makes solar one of the most valuable home improvements you can market to buyers. Unlike many states, NJ buyers understand solar value because the state's aggressive clean energy policies have created a mature, educated market.
Under N.J.S.A. 54:4-3.113a, New Jersey provides a 100% property tax exemption for renewable energy systems. This is one of the strongest solar property tax protections in the United States and it is a powerful talking point when selling your home.
Include "Solar panels -- 100% property tax exempt" in your MLS listing. In a state where the average property tax bill exceeds $9,000/year, buyers are acutely aware of anything that could raise their taxes. Knowing the solar system adds zero property tax liability removes a major objection.
New Jersey's solar incentive programs -- SREC-II (Transition Incentive for systems installed 2020-2022) and ADI (Administratively Determined Incentive for systems installed after 2023) -- are attached to the solar system, not the homeowner. When you sell, the buyer inherits the remaining incentive payments.
Plus $1,200-$2,000+ in annual electric bill savings on top of ADI payments.
NuWatt provides pre-sale system inspections and documentation packages for New Jersey homeowners. We verify production, confirm warranty status, and prepare everything buyers want to see.
Get Pre-Sale AssessmentNew Jersey has one of the highest rates of solar leases and PPAs in the country. If your system is leased, the transfer process involves the lease company and requires buyer qualification. Here is the process for each major provider operating in NJ.
Transfer requires buyer credit check and approval. Sunrun assigns a transfer specialist. Typical timeline 30-45 days.
$5,000-$20,000 depending on remaining term and system size.
Start early. Sunrun transfer delays are common during peak season (spring/summer).
Buyer must meet creditworthiness requirements. Transfer initiated through SunPower customer portal or phone.
Fair market value buyout available. Request quote 60 days before closing.
SunPower systems often have higher equipment value, making buyout less attractive vs. transfer.
Legacy Vivint contracts are now serviced by Sunrun. Same transfer process applies.
Contact Sunrun for current buyout pricing on legacy Vivint contracts.
Verify your contract transferred to Sunrun. Some homeowners have outdated contact information.
Transfer through Tesla account. Buyer must have Tesla account and pass credit review.
Tesla lease buyout available at any time. Pricing varies by contract.
Tesla transfers tend to be faster than traditional solar companies. Usually 2-3 weeks.
Common in NJ market. Contact Trinity directly for lease transfer paperwork.
Trinity offers mid-contract buyouts. Request current pricing well before closing.
Trinity is NJ-based, so local support is typically responsive.
Lease transfers are the number one reason solar home sales get delayed in NJ. Start the transfer process the moment you accept an offer -- do not wait for other closing milestones. If the buyer fails the credit check, you may need to negotiate a lease buyout, which takes additional time. Budget 30-60 days for lease transfer from start to finish.
The physical interconnection agreement stays with the property address across all three NJ utilities. The buyer needs to apply for net metering under their new account.
| Utility | Territory | Interconnection | Net Metering | Timeline |
|---|---|---|---|---|
| PSE&G | North & Central NJ | Stays with address -- no transfer needed | New owner applies for net metering under their new PSE&G account | 5-10 business days after buyer establishes account |
| JCP&L (FirstEnergy) | Central & Western NJ | Stays with address -- no transfer needed | Buyer contacts JCP&L to enroll in net metering under their account | 7-14 business days |
| ACE (Atlantic City Electric) | Southern NJ | Stays with address -- no transfer needed | Buyer files new net metering application with ACE | 7-14 business days |
Net metering credits in NJ do not transfer between accounts. If you have significant banked credits (common after sunny summer months), try to time your closing date so you use those credits before the sale. Work with your real estate agent to consider seasonal timing -- closing in fall or winter means fewer banked credits at risk.
New Jersey's Solar Easement law (N.J.S.A. 46:3-24 through 46:3-29) allows homeowners to establish voluntary easements that protect their solar access from neighboring obstruction. If you have a recorded solar easement, it transfers with the property and adds significant value.
If you participated in the NJ Whole Home program, your home has additional energy efficiency improvements that increase its value. These improvements -- heat pumps, insulation, air sealing, and more -- are permanent upgrades that reduce the buyer's operating costs.
Whole Home rebates do not need to be repaid when you sell. The improvements are permanent and the rebate is not a loan.
Prepare this documentation package before listing your home. A well-documented solar system builds buyer confidence and protects your premium.
NuWatt offers comprehensive pre-sale solar inspections for NJ homeowners. We verify all equipment is functioning, document production performance, and prepare a buyer-ready documentation package.
Schedule System InspectionAnnual kWh production compared to original design estimates. Consistent or above-estimate production proves the system is performing as designed.
Payment history from the NJ SuSI portal showing quarterly ADI or SREC-II income. This demonstrates the ongoing revenue stream the buyer inherits.
Written confirmation from manufacturers that warranties transfer. Especially important for the installer workmanship warranty, which may not transfer automatically.
Before/after utility bill comparison showing actual savings. NJ buyers with $200+/month electric bills understand solar value immediately.

The buyer perspective for NJ solar homes
Yes. New Jersey provides a 100% property tax exemption for solar energy systems under N.J.S.A. 54:4-3.113a. The value added by your solar panels, inverter, battery, and related equipment is completely excluded from your property tax assessment. This means the buyer will not pay higher property taxes because of the solar system. This is one of the strongest solar property tax protections in the country and is a significant selling point for NJ solar homes.
We provide pre-sale system health checks, warranty transfer assistance, and buyer-ready documentation packages for New Jersey homeowners.
