Most Texas homes are 2,000-3,500 sqft with existing ductwork from central AC. Mini-splits in TX are mainly for garages, room additions, ADUs, and converted spaces — not whole-home replacement. Here is when each type makes sense and when a ducted heat pump is the better choice.

90%+ of Texas homes have existing ductwork. If your ducts are in good condition, a ducted central heat pump ($5,500-$11,000) replaces both your AC and furnace and is usually cheaper and simpler than a multi-zone ductless system. Use mini-splits for specific spaces — garage conversions, room additions, ADUs, and rooms your ductwork cannot reach.
Federal 25C Tax Credit: Expired
The Section 25C energy efficiency tax credit (formerly up to $2,000 for heat pumps and mini-splits) expired December 31, 2025. It is $0 in 2026. Texas utility rebates from Oncor, CenterPoint, AEP Texas, and municipal utilities remain available for qualifying high-efficiency equipment.
This comparison covers the three main options for Texas homeowners. Most TX homes should consider ducted first — mini-splits are the right choice for specific situations.

A single-zone system has one outdoor unit connected to one indoor head. It conditions a single room or space. These are the most common single-zone applications in Texas.
Texas homeowners convert garages to home offices, gyms, workshops, and game rooms year-round. A single-zone 12,000-18,000 BTU mini-split handles a two-car garage for $1,800-$3,500 installed. No ductwork needed — just a 3-inch hole in the wall.
Adding a bedroom, sunroom, or enclosed patio? Running new ductwork from the main system is expensive ($2,000-$4,000) and may overload your existing air handler. A single-zone mini-split ($2,000-$4,000) gives the new room its own independent climate control.
Rooms above the garage in Texas are notorious for being 10-15 degrees hotter than the rest of the house. Attic ducts lose efficiency in 150-degree TX attics. A single-zone mini-split with its own thermostat solves this problem directly.
Detached workshops, she-sheds, and home offices are extremely popular in Texas. Running ductwork to a detached building is impractical. A single-zone mini-split with Wi-Fi control lets you pre-cool before you walk out.
Multi-zone systems connect 2-5 indoor heads to a single outdoor unit. Each room gets independent temperature control. In Texas, the main use cases are limited since most homes have ductwork.

Texas is in the DOE South Region. Homes need more cooling capacity than heating. The rule of thumb is 20-25 BTU per square foot for Texas, compared to 15-20 BTU in northern states. South-facing rooms, rooms with large windows, and spaces above garages need the higher end.
Important: These are guidelines. A Manual J load calculation ($100-$300) accounts for your specific insulation, window size, orientation, and shading. Oversizing is a major problem in humid TX climates — an oversized unit cools too fast and shuts off before removing humidity.
| Space | BTU Needed | Tons |
|---|---|---|
| Single-car garage (200-250 sqft) | 9,000 | 0.75 |
| Two-car garage (400-500 sqft) | 12,000 - 18,000 | 1.0 - 1.5 |
| Bedroom (150-200 sqft) | 9,000 | 0.75 |
| Large bedroom / master (250-350 sqft) | 12,000 | 1.0 |
| Living room (300-450 sqft) | 12,000 - 18,000 | 1.0 - 1.5 |
| ADU / casita (600-800 sqft) | 18,000 - 24,000 | 1.5 - 2.0 |
| Open-plan ADU (800-1,200 sqft) | 24,000 - 36,000 | 2.0 - 3.0 |
For whole-home heating and cooling in Texas, a ducted central heat pump is usually the better and more cost-effective option. Here is why.
Over 90% of Texas homes have existing ductwork from central AC. A ducted heat pump connects directly to it, replacing both your AC and gas furnace in one swap. Total cost $5,500-$11,000 vs $7,000-$12,000+ for multi-zone ductless covering the same space.
Ducted systems are invisible — conditioned air comes through your existing ceiling and wall registers. No wall-mounted heads to look at. This matters for open-concept living rooms and dining areas popular in Texas new construction.
If your central AC and furnace are both 12+ years old, replacing both with a single ducted heat pump is simpler, faster (1-2 days), and usually cheaper than installing 4-5 ductless heads throughout the house.
If your attic has R-38+ insulation and your ducts are sealed and insulated, duct losses are minimal. The efficiency advantage of ductless shrinks to nearly zero when ducts are in good condition.
Texas homebuyers expect central AC with ductwork. A home with only ductless mini-splits can be perceived as unusual in the TX market. This is less of an issue in Austin or Houston urban cores, but matters in suburban DFW and San Antonio.
Bottom line: If you are replacing your entire HVAC system and your home has ductwork, start with a ducted heat pump. Add a single-zone mini-split only for spaces your ductwork cannot reach.
Houston and Gulf Coast homes face 75-90% relative humidity in summer. Mini-split sizing and speed selection directly affect dehumidification performance.
Variable-speed compressors run longer at lower capacity. This extended runtime pulls more moisture from the air, keeping indoor humidity at 45-55% even when outdoor levels exceed 80%. All premium brands (Mitsubishi, Daikin, Fujitsu) use inverter technology.
Single-speed compressors blast at full capacity then shut off. Short cycling means less moisture removal. If you live in Houston, Beaumont, Corpus Christi, or coastal TX, avoid single-speed units. The savings ($200-$500 upfront) are not worth the humidity problems.
These brands have strong TX dealer networks, parts availability, and are proven in hot, humid climates.
